Well executed planning and building control are essential to securing approval of your project and ensuring smoother execution of the subsequent construction stages. It’s a common mistake to only consider passing compliance requirements during planning and building control. Neglecting the concepts of sustainability, energy efficiency, and cost during the design stage often lead to complications and unrealistic outcomes further in the project.
Besides being legally required for each project to be authorised, the role of the Principal Designer is important as it ensures better coordination and compliance with all applicable policies and regulatory processes.
Planning Applications
Once your brief is defined, I prepare and submit all planning documentation — including design and access statements, drawings, and 3D visuals — liaising directly with planning officers to support approval. Each proposal respects context, light, and proportion, ensuring it enhances both the building and its surroundings.
Building Control
After planning approval, I produce the detailed technical information required to meet Building Regulations for insulation, fire safety, structure, and ventilation. These drawings are cost-aware, practical, and coordinated with your contractor to make sure construction progresses smoothly and safely.
Principal Designer (CDM 2015)
As an accredited designer, I can act as Principal Designer for projects involving multiple contractors. This legal role ensures that health, safety, and compliance are integrated from day one. I identify and manage potential risks early in the design phase, coordinate all involved consultants, and maintain a clear record of compliance throughout.
