Loft Conversion, Extensions & Internal Reconfiguration

This project involved a comprehensive upgrade of a late Victorian terraced house, incorporating a loft conversion, rear and side extensions, a new balcony, and internal reconfigurations. The design enhances the home’s functionality while maintaining its architectural integrity and ensuring compliance with local planning guidelines.
Loft Conversion &
Rear Roof Extension
The loft was extended to increase living space, adding a guest bedroom and bathroom with three Velux rooflights at the front to maximize natural light. The rear roof extension integrates seamlessly with the existing structure, maintaining the original ridge height.
First Floor
Extension & Balcony
The first-floor rear extension was expanded, with part of the roof flattened to create a discreet balcony. Carefully designed to avoid overlooking or loss of privacy, the balcony provides an outdoor space without impacting neighbouring properties.
Ground Floor
Side Infill Extension
The ground floor was reconfigured into an open-plan living, dining, and kitchen area, improving flow and connectivity. Additional storage and a WC were incorporated under the stairs to optimise space.
Material &
Architectural Integration
The extensions were constructed using London stock brick to match the existing structure, with the rear roof clad in tiles consistent with the original. These elements ensure the additions complement the Victorian character of the home.
Fire Safety &
Energy Efficiency
A sprinkler system was installed to comply with fire safety regulations, and the reconfigured layout enhances natural daylight throughout the home.
Outcome
The result is a well-balanced and modernised family home, preserving its Victorian heritage while enhancing functionality, privacy, and natural light. The design respects the surrounding streetscape and aligns with local planning policies, ensuring a seamless and sustainable transformation.
